Carolina Park is a master-planned community, but every property does not carry the same document stack or ownership details. The community’s official owner-document library separates Carolina Park, The Village, Riverside, townhomes, the Town Association, and certain neighborhood-specific materials. Identify the parcel and property type before deciding which rules apply.
Identify every layer tied to the property.
Parcel and Town records
Confirm the street address and TMS parcel number first. Use Charleston County records for the parcel and ownership history, then Town of Mount Pleasant tools for municipal zoning, permits, and applications. A postal or marketing label does not answer every jurisdiction question.
Association documents
Ask for every declaration, supplement, rule, design guideline, budget, fee schedule, and association disclosure attached to the home. A property may involve community-wide documents plus Village, Riverside, townhome, or other property-specific requirements.
Amenity eligibility
Verify the exact home’s current access, fees, guest rules, reservation rules, and transfer requirements. The community’s official recreation page describes different access paths for the Residents Club and Lake Club, including an additional-fee pool membership path for Riverside residents. A listing photo alone does not establish an owner’s rights.
New construction and resale need different files.

The interactive master plan is helpful for understanding the community. For a purchase decision, compare it with the current parcel, recorded plat, governing documents, and Town approvals. Confirm nearby roads, open space, trails, undeveloped parcels, and proposed future uses separately for the address you are considering.
