A listing shows the property. The comparison should show the decision.
Every comparison is shaped by the actual properties and your plans. Depending on what is available and relevant, Jennifer will look at:
Price and market position
Current asking price, changes in price, days on market, listing history, recent comparable activity, and the context behind the numbers.
Condition and immediate work
Visible condition, age of major systems, disclosed repairs, permits or records to request, inspection priorities, and improvements that may affect the real cost.
Monthly and ownership costs
Estimated financing, taxes, insurance questions, association dues, likely maintenance, utilities, and other recurring obligations that price alone does not show.
What the listing cannot fully show
Layout and daily fit, noise or access considerations, drainage and coastal questions, surrounding uses, association restrictions, seller circumstances when properly disclosed, and unanswered facts that require another source.
Jenn will review the two properties and respond by email with the meaningful differences, open questions, and recommended next steps. Some answers may require documents, professional quotes, a showing, or additional research.
