“Wando / Cainhoy” is a broad Charleston Trident MLS reporting area. A Wando postal label, the Cainhoy place name, a named community, an association, and City of Charleston or unincorporated Berkeley County jurisdiction are not interchangeable. Begin with the street address and TMS parcel number before drawing conclusions from the area name.

Confirm who governs the address.

Berkeley County parcel records are the first reference point. Then confirm whether City of Charleston boundaries and rules apply. Use the right checklist for the property type.

Land or a development concept

Review the current survey and legal access, recorded easements, zoning and intended use, subdivision requirements, utilities, drainage and flood information, wetlands or site-study needs, and the approvals a qualified professional says the concept requires. Acreage alone does not show usable or buildable area.

New construction

Separate the builder’s offering from the parcel record. Review permit or plan-case status, specifications, allowances, options, completion terms, warranties, incentives and their financing effect, association documents, and what is excluded from the contract or represented amenities.

Resale home or attached property

Request condition and improvement records, available permits and warranties, insurance information, and every applicable HOA or condominium document. Verify dues, reserves, assessments, maintenance responsibilities, architectural rules, rental or use limits, and transfer-related charges from current documents.

Verify services and coastal exposure by address.

Confirm water, sewer or onsite-wastewater arrangements, electric provider, road maintenance, connection status, and any capacity or extension question for the specific parcel. A nearby utility line or neighboring connection does not prove service is available on the same terms.

Use official flood mapping as a starting point, then ask for available elevation, drainage, permit, and prior-loss information. Obtain property-specific insurance guidance and inspections; a map designation does not describe every source of water, future cost, or coverage decision.
